Fáilte Ireland is introducing a short-term letting register for all short-term accommodation lets in Ireland.

The register will be underpinned by the forthcoming Short Term Letting and Tourism Bill 2025, currently being progressed by the Department of Enterprise, Tourism and Employment, and will align with the EU Short Term Rental (STR) Regulation.

A host means a person or company that provides, or intends to provide, a short-term accommodation rental service for payment through an online short-term rental platform.

A unit is a furnished accommodation, including whole properties, such as an entire house or apartment, or the rental of room(s) in your home, advertised for short-term letting.

A unit does not include the following: hotels and similar accommodation, including resort hotels, suite or apartment hotels, hostels or accommodation provided in camping grounds, recreational vehicle parks and trailer parks.

Registration will be online via a dedicated Fáilte Ireland registration portal. Hosts can register using their email address, provide host and unit details, make a legal declaration confirming compliance with statutory obligations, pay the registration fee, and instantly receive a unique registration number for each registered unit.

Any party offering paid accommodation for periods of up to and including 21 nights must be registered with Fáilte Ireland. Hosts can register through a quick and user-friendly online portal.
As part of registration, you will:

• Input host details
• Input unit details, including type and whether it is offered as part or whole of a primary or secondary residence, or for other purposes
• Input unit capacity, including the maximum number of bed places and guests (a bed place is a single sleeping space for one person)
• Confirm, by legal declaration, that each unit meets statutory obligations
• Pay the registration fee (subject to annual renewal)

Once registered, hosts will receive an STL registration number, which must be displayed on all listings and advertisements.

You will need to provide the following details:

• Individual hosts: full name, email address, telephone number, Personal Public Services Number (PPSN), date of birth, country of residence, and host address including Eircode
• Companies: business name, company/business number, business email address, country of business residence, registered business address, legal representative and their contact number, and the full address of the unit (including Eircode)

Units registered on the short-term letting register are not Quality Assured by Fáilte Ireland.

Hosts will be required to display a valid Fáilte Ireland short-term letting registration number on all listings and advertisements.

Requirements for hosts are as follows:

• Ensure the unit is registered with Fáilte Ireland to receive a short-term letting registration number.
• Display a valid short-term letting registration number for each unit on all listings and advertisements.
• Ensure your registration is renewed annually.

The requirement to register applies to all units nationwide, regardless of location.

The introduction of the new STL register will commence following the passage of the necessary legislation. Fáilte Ireland advises all hosts who may be unsure of their statutory obligations to obtain any clarification necessary to ensure their statutory obligations are being met.

The registration fees will be announced shortly. Being aware of the challenges which households and businesses face, the fees will be kept to a minimum.

Hosts can quickly create an account by validating their email address and setting a password. Once signed in, they can register one or more units through the online portal. If all required information is available, registering a single unit should take less than 5 minutes. Applications can be saved and completed later, and multiple units can be registered at the same time.

• Once you register your unit/units you will receive confirmation of your short-term letting registration number, this will be subject to annual renewal.
• You will be obliged to display your short-term letting registration number on all listings and advertisements.
• Registration numbers will be included in a public and easily accessible register.

Yes, you will be required to enter the Eircode for the unit/units being registered.

You will not be required to upload any supporting documentation as you register. However, you may be contacted post registration for clarification on your registration.

An online short-term rental platform is an online platform that facilitates the advertisement by hosts of short-term let units and enables guests to book the accommodation.

All information that hosts provide to Fáilte Ireland will be used for the purposes to be set out in the Short Term Letting and Tourism Act 2025. This includes but is not limited to:

The registration of your property and the provision of a short-term letting registration number to you.

The publication of this registration information on a publicly and easily accessible register on our website.

Prescribed reporting to relevant authorities.

Additionally, all personal data which we collect will be processed in accordance with the General Data Protection Regulation and our Privacy notice.

The new STL register will commence following the passage of the necessary legislation. All STL hosts offering accommodation for periods of up to 21 consecutive nights will be obliged to register on the national short-term letting register which will be managed by Fáilte Ireland. While existing bookings for periods beyond this can be fulfilled by the accommodation service provider, STL hosts should be aware that under the new system:

• All STL units must be registered with Fáilte Ireland who will issue a unique STL registration number per unit
• This STL registration number must be displayed on all listings and advertisements for the STL unit. Online short-term rental booking platforms will be legally obliged to facilitate this.

All hosts renting short-term lettings for periods of up to and including 21 nights will need to register their unit with Fáilte Ireland. Your short-term letting registration number will need to be renewed annually.

Registration must be renewed annually as the number will expire. Renewal reminders will be issued prior to the expiry date. If you do not renew your registration, the unit is removed from the register and the Fáilte Ireland issued STL registration number becomes invalid.

Planning legislation, regulations and policy are set nationally by the Minister for Housing, Local Government and Heritage. At a local level, planning functions, including monitoring and enforcement of planning regulations, remain the responsibility of each Local Authority. Fáilte Ireland has no role in planning and cannot advise or assist on related queries. Any individual/case-specific questions should be directed to the relevant Local Authority.

When registering, hosts must make a legal declaration about the unit regarding compliance with statutory obligations (by way of self-declaration). Fáilte Ireland advises all hosts who may be unsure of their statutory obligations to obtain any clarification necessary to ensure their statutory obligations are being met.

Registration on the STL register does not mean a unit is Quality Assured. Any unit registered on the STL register which is not already part of Fáilte Ireland’s Quality Assured accommodation will be welcome to apply should they wish to do so. Registration on the short-term letting register does not mean that a unit will be listed on DiscoverIreland.ie. In order to list your unit on the Discover Ireland website your unit must be Quality Assured by Fáilte Ireland and you will need to complete the necessary information which can be found here.

Yes. Under the Short Term Letting and Tourism Bill 2025, hosts offering short-term lettings of up to and including 21 nights must register their STL unit(s) annually through the online registration portal, even if they are already approved under Fáilte Ireland’s Welcome Standard.

Self catering businesses approved by Fáilte Ireland must register each unit on the STL register in order to receive a STL registration number. This STL registration number must be included on all online booking platforms and listings.

Any business approved under Fáilte Ireland’s Welcome Standard will continue to be Quality Assured by Fáilte Ireland as normal.
